Sell

What's your home actually worth?

Zillow guesses. I look at the sales on your street, adjust for what your house has, and give you a range I'd stand behind at the kitchen table.

Free. No obligation. Report usually within one business day.

How I sell

Four things I do differently

1

Price it like an appraiser

I pull the sales that actually closed near you, adjust for size and condition, and show you the math. If the number isn't what you hoped, you'll hear that from me first — not from the market three months later.

2

Present it like a new listing

Pro photos, a floor plan, and a prep list that focuses only on what moves the needle — I'll tell you which fixes pay back and which don't.

3

Launch it to hit every feed at once

The first 14 days decide most sales. I time the MLS launch, portal syndication, and social push so your home lands as NEW everywhere the same morning.

4

Negotiate with the whole file

You deal with me directly, start to finish — showing feedback, offer strategy, inspection repairs, and closing. No hand-offs.

Home value

Start with the address

The full report takes a few questions — condition, updates, timing — and comes back as a real range with the comps attached. Prefer the short version? Use this form and I'll follow up.

Questions sellers ask me

How much does it cost to sell?+

Commission is negotiable and discussed up front at the listing appointment, along with typical closing costs in Indiana so you can see your estimated net proceeds before you sign anything.

My listing expired with another agent. Can you help?+

Yes — it's a specialty. Most homes that don't sell had a pricing, presentation, or launch problem, and all three are fixable on a relist. I'll tell you which one it was.

Do I need to fix things before listing?+

Usually less than you think. I walk the house like a builder (I own a cabinetry company) and give you a short list ranked by return — and I'll tell you what to skip.
